Single-Family Homes

Definition:
Prices for Single-Family Homes
The price shown is the total price for a single-family home in Euro, generally for existing detached houses with 150-200 sqm living space and a maximum age of 20 years. General fittings as well as a plot size of 600-800 sqm apply. Prices given are nominal values.
Therefore minimum and maximum prices describe a range based mainly on differences regarding location.
Prices shown are net prices without accessory charges, and don't take incentives or other benefits into account.

The Maximum is defined as an average of the top 3-5 % of all sales in each submarket, and not the most top price realised. The Average is an weighted average value of all prices within a submarket.

All average values are not strict mathematical means, modes or medians, but rather describe a typical, common rent level for each submarket.

Land for Single-Family Homes
Prices for residential land, for detached or semi-detached houses, are given in Euro/sqm, usually for a plot size of 600-800 sqm, developed land. Price ranges describe different locations being average locations, good locations and very good (top) locations.

Average Locations are defined as locations without significant disadvantages or advantages (applying for 'good' or 'top locations').
Good Locations often can be described as desired areas with garden city character and good infrastructure, or more traditional inner city areas.
Top Locations or 'very good locations' are often quite desirable traditional urban areas dominated by mansions and upmarket small-scale apartment houses.

The Residential Market Data is based on empirical research and data collection performed by bulwiengesa AG.
In order to acquire the relevant base of information numerous real estate agents, banks, building associations, local economic development agencies and other semi-public and public organisations (IHK, Gutachterausschuss, ...) are interviewed. Additionally various press-releases and publications concerning the property market are analysed and taken into account.Based on this information and on the knowledge of bulwiengesa AG each value will be checked on plausibility and finally results in the value published in RIWIS.
